Post-construction cleaning is its own job. Fine construction dust settles into every surface, vent and corner, and getting all of it out takes different products, tools and time than a standard clean. We handle the final deep clean, and the phase one, phase two and phase three maintenance cleans as a site progresses, for renovations and new builds.

Fine construction dust takes extra labour, extra products and extra time, so we quote a whole unit or a whole floor at a time. We will still come out for a single room if that is what you need.

Why construction dust is a different job

The most common assumption we correct is that this is regular cleaning with more dust in it. Construction dust behaves differently from household dust. Drywall, concrete and sanding dust is far finer and lighter, it stays airborne for hours after the trades leave, and it settles back onto everything you already wiped. That is why a single pass never finishes a post-construction clean and a standard house clean cannot be scaled up to do it.

It also gets into places ordinary dust never reaches: inside vents and returns, behind door frames, into the tracks of every window and slider, into light fixtures, and into the texture of new grout and unsealed concrete. Add the residue the trades leave behind, adhesive from protective film, paint spots, silicone, plaster splash and sticker glue, and the job is as much removal as it is dusting.

A final clean covers the whole space. Ceilings, walls and trim wiped down, light fixtures and ceiling fans cleared, vents and returns cleaned out, doors and frames done on both faces. Cupboards and closets inside and out, counters and cabinetry polished, appliances cleaned inside and out. Bathrooms fully sanitized including grout and new silicone, every window track and slider channel vacuumed then wiped, and floors vacuumed and finished to suit the surface, whether that is new hardwood, tile, vinyl or sealed concrete. Debris and packaging go with us.

Phase cleans while the site is still moving

Timing is most of what makes a site clean work, so we come in at each stage of the build. A phase one clean clears debris and gross dust once the rough work is done. Phase two goes in after drywall and paint, when the finest dust is at its worst. Phase three tidies the space through fit-out so the trades are working somewhere clean, and the final deep clean is the handover clean, done once nobody else is coming back in.

Booking it that way protects the finishes as much as the schedule. Grit left underfoot through fit-out gets walked into new floors, and dust left in a vent runs through the system the first time the heating comes on. We agree on the stage before we quote, because a phase one clean during construction is a different job than a final clean before opening, and pricing them as the same thing is how a site ends up short.

New glass gets the most careful pass

On glass we use safe products to take stickers, tape, paint and adhesive film off the pane without scratching it, then finish the exterior with a 100% pure filtered water system so it dries streak-free with nothing touching it. New glass marks permanently and it is the first thing anyone looks at, so it gets the most careful pass of the whole job.

This is also where we get asked whether a crew can just do it themselves. They can, and what usually goes wrong is the equipment and the technique rather than the effort. Wiping fine dust with a dry cloth pushes it back into the air, the wrong scraper angle marks new glass permanently, and a shop vacuum without the right filter blows the finest dust straight back out into the room. A scratched pane has to be replaced.

Insured, and working around your trades

Our team is fully insured, with general liability and workers compensation coverage, and we work around the trades and around business hours, including after close and on weekends. Roughly 70 percent of our work is commercial, so sites, offices, retail units and restaurant fit-outs are our normal week.

On commercial projects the budget for a final clean is usually already set inside the project, so the job comes down to proving the standard. We agree on the scope first and in writing, quote it with transparent pricing, and at the end we either walk the space with you or send photos against that scope. If something inside it was missed, we come back and put it right.

What does post-construction cleaning include?

What is the difference between general cleaning and post-construction cleaning?
