Why North Vancouver homes book this

There is a real reason gutters here need more attention than gutters in Vancouver or Richmond. Metro Vancouver measured tree canopy across every municipality in 2020 and found the District of North Vancouver sitting at 81% tree cover. The City of Vancouver came in at 25%, Burnaby at 31%, and Richmond at 11% (Metro Vancouver, 2020). A roof in Lynn Valley, Deep Cove or Edgemont is collecting from a forest. A roof on flat ground in Richmond is not.

That shows up in the bucket. What comes out of a North Shore gutter is rarely the dry leaves people picture. It is packed wet cedar needles, maple leaves, seed pods, moss, and roof grit, all of it soaked and heavy. Once that mat blocks the outlet, water stops going down the downspout and starts going over the front edge of the gutter, straight down your siding and into the ground beside your foundation.

Down in Lower Lonsdale and Central Lonsdale, where the canopy measures 23%, most homes get by on two cleans a year. Up the hill under the big trees, twice a year is often not enough. We will look at your roofline and tell you honestly which one your house is.

We pull the leaves, moss and debris out by hand, flush every downspout so we can see the water actually run through, and check the gutters for anything visibly wrong while we are up there. Everything we take out gets bagged and leaves with us. Your driveway looks the same as it did before we pulled in.

We come and look

We can size most jobs off your address, but gutters quote badly that way. A satellite view will not show us a second-storey run tucked behind a dormer, or how much is already sitting in there. For gutters we come and look, because that is how the number ends up right.

The clear-out

Leaves, moss and debris come out, downspouts get flushed, and we check the run while we work.

Cleanup and photos

The debris leaves with us. You get photos of the cleared gutters and the invoice.

Common questions

How often should gutters be cleaned in North Vancouver?
It depends where in North Vancouver you are. Around Lower Lonsdale and Central Lonsdale, twice a year covers most homes: once in spring, once in fall before the rain sets in. Up in Lynn Valley, Deep Cove and Edgemont, where the tree cover is far heavier, plenty of houses need a third visit. We will tell you which one yours is.
Why does it matter?
Clean gutters carry water off your roof and away from the house. A blocked one sends that water over the front edge instead, down your siding and into the ground right beside your foundation. The wet debris left sitting in the trough also gives pests somewhere to nest.
Why do you quote gutters in person?
Because we want the number to be right. A satellite view hides the runs behind dormers and tells us nothing about how much is already packed in the trough. Coming out to look takes us a few minutes and it stops the price changing on you halfway through the job.
How long does it take?
Anywhere from under an hour to about half a day, depending on the size of the roofline and how full the gutters are.
Do you take the debris away?
Yes. Everything we pull out is bagged and leaves with us. We clean up before we go.
Do you flush the downspouts too?
Yes. Clearing the trough does nothing if the downspout is still plugged, so we flush every one and watch the water run through before we call it done.
Do I need to be home?
No. The work happens outside, so as long as we can get to the roofline you do not need to be there. We send photos of the cleared gutters when we are finished.
What if you find damage up there?
We take a photo and show you what we are looking at. Gutter repairs and gutter guard installation are separate work, so we will not surprise you with them on the invoice.
Are you insured?
Yes. EKL Cleaning carries general liability insurance and workers' compensation coverage on every job.
What if I am not happy with the clean?
At the end of every job we either walk it with you or send you photos. If we missed something inside the scope we agreed on, we come back and put it right.
